For title companies, lenders and escrow officers
You need the package signed correctly, on time, and returned without chasing. I confirm receipt of the documents, check the borrower's identification, present each page in order, notarize what needs notarizing, and return the package the way you ask.
If you need a scanback before the originals ship, say so when you assign and you will have it the same evening.
For borrowers
A closing package is thick and the appointment can feel rushed. My job is to make sure every signature and initial is in the right place and that the notarized pages are done properly, so nothing comes back for correction.
What I cannot do is explain your loan. Interest rate, fees, terms or what a clause means are questions for your lender, your title company or your attorney. If something in the package surprises you, we stop and you call them before signing. That is the honest way to handle it.

Signing in Spanish
Many borrowers in Florida are more comfortable in Spanish, and a closing is the worst moment to be half-following. I work in both languages, so a Spanish-speaking borrower can ask what a page is and get a clear answer about what they are signing, while questions about the terms of the loan still go to the lender, where they belong.
Where and when
In person in Lakeland, Winter Haven, Bartow, Plant City, Auburndale, Lake Wales and the rest of Polk County. Evenings and weekends are normal in this work and they are fine with me.
Online where the lender and title company accept a remote signing, which is common for sellers who have moved away and for borrowers who travel.
Frequently asked questions
- Can you explain the loan documents to me?
- No. I can point out what each document is called and where to sign, but explaining terms, rates or consequences is legal or lending advice. Your lender, title company or attorney answers those questions.
- Do you do remote online closings?
- Yes, when the lender and the title company accept remote online notarization for that package. Many do, some still require wet ink, and they decide.
- How fast can you take an assignment?
- Same-day is often possible in Polk County, including evenings. Send the details and I will confirm before you commit to the borrower.
- Do you provide scanbacks?
- Yes, on request, usually the same evening as the signing.
- What if the borrower's ID is expired?
- I cannot notarize with an expired identification. Tell me in advance and we look at the alternatives Florida allows, such as identification by a credible witness.
