How I work an assignment
Confirmation when the package arrives and when the appointment is set. Borrower identification checked against the documents before anything is signed. Every page presented in order, notarizations completed correctly, and the package back the way you asked for it.
If a document is missing a notarial certificate or a name does not match the identification, you hear about it during the appointment, not two days later from the county.

Lakeland, Winter Haven, Bartow, Auburndale, Plant City, Lake Wales, Haines City and the rest of Polk County. Evenings and weekends are normal for closings and they are normal for me.
Remote online signings where you and the lender accept them, which solves out-of-state sellers without shipping a package twice.
Bilingual borrowers
A closing is the worst possible moment for someone to be half-following. I work in English and Spanish, so a Spanish-speaking borrower can ask what a document is and understand the answer, while anything about the terms of the loan still goes back to you, where it belongs.
That combination — bilingual and clear about the boundary — is what stops appointments from going sideways.
What I will never do
Explain the loan, interpret a clause, or guess at an answer to keep the appointment moving. If a borrower asks something I cannot answer, we stop and they call you. That protects the closing, and it protects your file.

- Same-day is often possible in Polk County, including evenings. Send the details and I confirm before you commit to the borrower.
- Do you handle reverse mortgages?
- Yes, with the extra time and care those appointments need.
- Can you do remote online closings?
- Yes, when the lender and title company accept them for that package.
- What if the borrower's ID is expired?
- I cannot notarize. If you tell me in advance, we can plan around it, including Florida's credible witness route.
