Where the file usually breaks
Not in the drafting. It breaks at execution: two witnesses missing on a power of attorney, a jurat where an acknowledgment was needed, a client who signed at home before the appointment, an expired driver licence nobody checked.
Those are the details I watch for, because they are the ones that surface months later when the document is being relied on.
Where I go
Your office in Lakeland or anywhere in Polk County, the client's home, a hospital, a rehabilitation centre or an assisted living facility. Evenings and weekends when a deadline demands it.
Remote online sessions for clients who have moved away or are abroad, with platform-provided witnesses when the document needs them.
Bilingual clients
A notary must be able to confirm directly with the signer that they understand and are acting freely. Working through a relative who translates is not the same thing, and it is a weak point if the document is challenged.
I handle the appointment in Spanish or English directly, which removes that weakness from your file.
Capacity, and saying no
If a client cannot follow what they are signing on the day, I will not notarize, and I will tell you straight rather than produce a document that invites a challenge. Sometimes the answer is to come back in the morning; sometimes it is for you to consider another route.
